“Mortgage Expert” With 20+ Years Experience Gives Advice To First-Time Buyers

She reveals how mortgage rates are up over the recent 30-50 year lows we’ve been experiencing over the past several years, and how the real estate industry is slower than it has been in recent years, making it a buyer’s market. There are now many opportunities for buyers to get a good deal on a home.
Now sellers are often willing to pay closing costs, buying down rates for their buyers, and dropping their prices, which was not the case last year.
She says people last year were having to offer significantly more money than the asking price, just to have their offers considered, or to even pay cash. Azure recalls more than one purchase where the clients paid 100k over the list price. It was very hard for people to even get into a home last year.
Azure says the current state of the housing market in the US is one of flux and uncertainty.
Historically prices always go up over time. Over the past 30 years many homes have tripled in value and this time frame includes the housing crisis of 2008, where home prices plummeted.
So what should you do? Azure says talk to real estate agents in your market with lots of experience, someone that has been through up and down cycles, to make sure you’re properly informed.
Also, reach out to a lender of equal experience who can talk to you about loan products outside of a 30-year fixed and/or discuss how discount points can get you a much lower rate.
No one can predict the future, but by understanding all of your options you can make sure that you can get a great price, low costs, and a loan program and rate that is right for you.
